Становлення та розвиток ринку житла України в умовах ринкових перетворень

Abstract

На основі таких параметрів як цінова динаміка, кількість угод купівлі-продажу житла та стан законодавчої бази у статті досліджено передумови виникнення, етапи становлення та розвитку ринку житла України. Розглянуто особливості функціонування ринку і фактори, які стримують його розвиток в сучасних умовах. Ідентифіковано прояви явища циклічності на ринку житла. Визначено основні ознаки, що характеризують вітчизняний ринок житла на сучасному етапі його розвитку. Ключові слова: ринок житла, первинний ринок, вторинний ринок, попит, пропозиція, цінова динаміка, тенденція розвитку.

On the basis of such parameters as price dynamics, the number of transactions of purchase and sell, and state legislative framework the prerequisites, stages of formation and development of the domestic residential property market are investigates in the article. Peculiarities of market functioning and factors, which restrain it’s development in modern conditions are examined. The sign of cyclical phenomena defines in the residential property market. The main features that characterize the domestic residential property market at the present stage of its development are defined.
