Аналіз ринку землі України за сучасних умов

Abstract

У статті досліджено сучасній стан ринку землі в Україні, проаналізовано закордонний досвід щодо регулювання ринку землі, розглянуті сильні та слабкі сторони ринку землі, а також визначено перспективи розвитку ринку землі. Зменшення обсягу валової продукції сільського господарства, звуження фінансової бази розвитку аграрних підприємств, скорочення кількості малих господарств – все це говорить про необхідність зняття мораторію з ринку землі і впровадження відкритого ринку, задля того щоб залучити не тільки іноземних інвесторів, але й вітчизняних, а також задля вдосконалення і розвитку земельних відносин в країні. В статті представлено основні аспекти дослідження проблеми в контексті значення і можливих наслідків впровадження ринку землі в практику господарювання нашої країни та особливо в галузі сільського господарства.

The article examines the state of the land market in Ukraine at the moment, analyzes foreign experience in regulating the land market, considers the strengths and weaknesses of the land market, and identifies prospects for the development of the agricultural market. Land plays an exceptional role in the life of any society as one of the country's most important resources. The developed land market creates conditions for efficient use of land for business entities. Reducing gross agricultural output, narrowing the financial base for the development of agricultural enterprises, reducing the number of small farms – all this indicates the need to lift a moratorium on the land market and introduce an open market in order to attract both foreign investors in this sector of the economy and domestic ones, as well as for the improvement and development of land relations in the country. The article presents the main aspects of the study of the problem in the context of the importance and possible consequences of the introduction of the land market in the practice of our country's economy, and especially in the field of agriculture. The study of the current state of the land market in Ukraine and the analysis of the experience of the countries of the world in regulating the land market, shows us the need and expediency of lifting the moratorium on the land market and introducing an open market. Due to the absence of a land market in Ukraine, the agricultural sector, which has considerable potential, is holding back its further development. In the article we are trying to identify the main prospects for the development of the land market in Ukraine, which allow us to understand the need to resolve the land issue in the near future.
